Average Nightly Rate (ADR)
The average price paid per booked night. Seasonality and events can raise or lower ADR.
Occupancy
Share of nights booked in a 30.4-day month. 70% ≈ 21.3 nights.
Avg Length of Stay
Average nights per booking. Higher LOS = fewer turnovers.
Platform Fees
Host fees charged by Airbnb/VRBO. Applied to STR gross revenue.
STR Management Fee
% of STR gross for pricing, messaging, cleaning coordination, etc.
Operating Costs
Utilities, internet, restocking, software, lawn/pool, etc.
Maintenance Reserve
% of gross set aside for wear-and-tear and small fixes.
Lodging/STR Tax
Local transient taxes depending on jurisdiction rules.
Monthly Rent (LTR)
Expected lease rate used to compute LTR net after fees/repairs.
Vacancy (LTR)
Expected vacancy % between tenants, reducing effective rent.
LTR Mgmt Fee
% of effective rent paid to the long-term manager.
Repairs/CapEx (LTR)
% of rent set aside for repairs and future capital items.
